Tips For Sellers

There are many factors you control that will help you sell your house. While each home is different and you will hear and read conflicting advice; I promise I won’t sugar coat when the time comes. In the meantime, here is the truth about what it will take to sell your home!

Correct Pricing

By pricing your home competitively and correctly, right out of the gate, the more likely it will sale quickly and for top dollar. It’s as simple as that. I can advise you on what I think it will sell for based on a sound market analysis but ultimately it is you, as the seller that will set the price. What I find is over 90% of the time the house will sell very close to the price the market analysis reveals. As a professional, I do the analysis for a reason.  It helps me help you be realistic and get your home sold.

Let people in

If someone calls to set up an appointment, try to oblige. I know it’s inconvenient, but that’s just how it is. People will be inconsiderate of your time, show up late, or not show up at all. It’s annoying and frustrating, but it’s the truth. Want to know the best way to avoid this? Get it sold fast so you don’t have to deal with showing it for very long. Side note: If your home is being shown, leave. Now there will be times when this isn’t doable (sick babies or elderly) and that is ok, but if you can, try not to be there. People aren’t comfortable looking at a home when you are watching them. After all, it is still your home, so they have a hard time envisioning it becoming theirs if you are there.

De-clutter

Get rid of as much extra stuff lying around as possible. Less is more! And it makes your home look bigger when it’s not cramped and full of stuff.

After the decluttering, CLEAN!

I mean clean, clean, and clean! Hire a professional cleaner if need be, (See vendor page) it should look better than you have ever left it in your life. Not only should it be the cleanest you have ever seen it, you should try your best to keep it that way. This alone may be the most important step when selling your home.

A clean home gives people the feeling that the house has been well taken care of. It also allows the buyer to see the possibilities of what it could look like with them as the owners. Who wouldn’t want to buy a SUPER CLEAN home? People are naturally a little lazy, so if it is really clean, it’s one less thing they have to do when they move in!

If you do these few things you will be well on your way to getting your home sold fast and at a good price.
